The pricing difference: pounds, tiers and trial

Both platforms price per space with unlimited users, which suits hybrid working.

On Skedda's published Europe pricing, a 19-space office fits the Starter tier, which includes 15 spaces and goes up to 25: $99/month plus four extra spaces at $4.99, about $119/month billed annually. That's around $1,430 a year, roughly £1,080 at current exchange rates. Check-in needs Plus, from $149/month, and SCIM and API access mean Premier, from $199/month.

Clearooms publishes the same office at £60/month billed annually, £720 a year (or £66/month, £792 a year, on monthly rolling billing), with SSO, SCIM, Teams and the full REST API included, in pounds.

Skedda's higher tiers include premium features, such as its full rules engine, booking approvals and longer data retention, and its team designs custom floor plans for you. If you require these features, check the yearly cost in pounds before you make a comparison.

Where each platform is stronger

Clearooms is stronger on

  • UK commercial terms: pricing in pounds, monthly rolling billing, no annual USD contract
  • Every feature on every plan: SSO, SCIM, Teams and the API are included as standard
  • Full REST API: connect HR systems or custom reporting; Skedda's API is read-only, in beta and Premier-only
  • Door access: Paxton Net2 and Salto with automatic check-in
  • Parking: vehicle profiles, pool cars and parking rules
  • Data residency: a UK company hosting on AWS in Ireland (EU). Skedda is hosted on Microsoft Azure in the USA, and your contract would be with a US company
  • Longer trial: 30 days against Skedda's 14
  • Support: the same support on every plan, with a dedicated Customer Success Manager, plus phone, email and live chat with our UK team during office hours
  • AI booking: Smart Booking recommendations on every plan

Skedda is stronger on

  • Support hours: 24-hour support, whatever your time zone
  • Booking governance: very granular rules, quotas, conditions and approval workflows
  • Floor plan service: custom interactive maps designed by its team
  • Venue flexibility: shared facilities, studios and community venues, via AllBooked

Worth knowing: Skedda's rules engine goes deeper than ours, and its US and Canada pricing is higher than the Europe prices quoted here. Some Clearooms reviewers would like more integrations beyond calendars, Slack, Zapier and door access, and we don't hold ISO 27001 or SOC 2 certification ourselves.
