Clearooms vs OfficeSpace (OfficeSpace Software)

OfficeSpace Software is a US workplace management platform that started in space management (floor plans, moves and occupancy planning) and adds desk and room booking, visitor management and asset management. Below, we compare it with Clearooms on how each charges, what each plan includes and their contract terms. We make Clearooms, so we've linked a source for every fact about OfficeSpace and dated when we checked it.

OfficeSpace facts checked 22 October 2026 against officespacesoftware.com (plans, features, integrations, subscription services agreement, support policy) and its trust centre. OfficeSpace doesn't publish prices; where we quote figures from third parties we say so. Last updated 27 October 2026 and reviewed by Hayley Russell, Marketing Manager at Clearooms. The short version

Clearooms is built for organisations of any size, from a single office to multi-site estates of 500+ desks.

Choose Clearooms if your priority is booking desks, meeting rooms and parking at a published price in pounds or five other currencies, with SSO, SCIM, Teams, Outlook and the REST API included on every plan. You also get monthly rolling billing with no minimum term, a self-serve 30-day trial, Paxton Net2 and Salto door access, a UK company with EU hosting, Cyber Essentials Plus, a G-Cloud 15 listing and a dedicated Customer Success Manager for every account, from £60/month.

Consider OfficeSpace if you run a large estate and need space management first: OfficeSpace handles block and stack plans, scenario planning, move management and asset management, edits CAD floor plans in its own Studio tool, and connects to sensors, badge systems and ServiceNow. Expect a demo-led sale, a platform fee plus per-employee pricing on request, and support run on US hours.

The pricing difference: a published price vs a quote

OfficeSpace doesn't publish prices. Each plan has a fixed platform fee that includes a set number of synced employees, with a per-employee rate above that and some advanced features sold separately. Clearooms publishes one price per band of desks, plus a price per room, with every feature on every plan.

Take an office of 120 people with 40 desks and 4 meeting rooms that wants SSO. Clearooms costs £95 a month for 40 desks plus £10 a month per room, billed annually: £1,620 a year, or £1,788 billed monthly. That includes SSO, SCIM, Teams, parking and the full REST API.

We can't give a like-for-like OfficeSpace figure, because it quotes each customer. Vendr, which tracks software purchases, reports a median OfficeSpace contract of $21,130 a year across 46 purchases, from about $10,500 to $54,000. Those buyers are likely to be larger than this example office, so treat these figures as a guide.

If OfficeSpace's space planning is what you need, ask for a quote that includes the platform fee, your employee count, Studio, implementation and any per-feature add-ons.

Worth knowing: OfficeSpace's space planning, move management and CAD floor plans go well beyond ours, and its reviewers mention a learning curve, limited report customisation and check-in windows that are easy to miss. Some Clearooms reviewers would like more integrations beyond calendars, Slack, Zapier and door access, and we don't hold ISO 27001 or SOC 2 certification ourselves.
